Argentina What to consider before buying a property Buenos Aires

What to consider before buying a property in Argentina.
Location, services, amenities. Mary Reynolds gives us some tips for choosing the place to build our home.
The director of the real estate Reynolds gives us some tips on what questions we should bear in mind when we go to find our first home. Location, associated expenses, and other issues that at the time of search may go unnoticed, but that the value of the property.
Location and access.
We need to identify a preferred area and neighborhoods, to know where to start searching.
It is desirable to traverse the area and selected neighborhoods at different times of day, to determine whether they are safe and confirm whether we are pleasing to different times. For those working or studying at night, businesses have opened up late can be important. Furthermore, it is good to ask whether it is key to live near the train, underground and / or groups, or whether we need a place to park the car on a daily basis. Other considerations may be the need to be near the workplace or from friends and relatives.
Property type.
Buying an apartment is the most direct and easy to find, given the greater supply on the market.
The advantage is that you can choose if you prefer the front or back, in which floor, guidance and light, with or without balcony, with or without amenities, according to the priorities and budget for each.
The disadvantage is that there is the monthly payment of common expenses and overtime, often become so high as a rental.
Exit to find properties
Taking the example of a young couple who gave us the search for a property to buy. We proposed properties in old buildings and new areas of preference as Recoleta, Palermo Viejo, Las Cañitas and Belgrano.
Our clients chose to first see those new buildings with amenities: swimming pool, gym, deck, laundry, multipurpose room (SUM) and 24 hours security. Clear that in these cases, expenses are higher than in a building with no amenities, but is valuable for many to live in a building that offers.
Then we show apartments in old buildings where spaces are generally larger and with high ceilings, with a ‘look’ more traditional, some real jewels of architecture.
In both cases, both new and used properties, it is best to concentrate on finding those good price according to quality construction and finishes, taking into account the potential for revaluation in the future.
In this case, the couple was looking to buy or rent a property readily marketable and for this we think of three things:
- Location, to have good access roads, and into the city to the province. Access routes and car parking near as possible.
- Also the proximity to public transport. Another consideration was that of nearby shops or supermarkets open till late.
- The possibility of extending the family in the future.
This idea was that decided to buy a larger house, two bedrooms with a small terrace.
Buy a PH
This type of properties covers the need for a market looking for green space within a few meters, the convenience of 2 / 3 Bedrooms and in many cases a play room.
The PHS did not pay the expense, a more in favor for many who do not want and can not maintain this fixed expense every month. They are friendly and very practical, because within a few meters to get a shelter house with all kinds of space needs covered.
The values range from the $ u $ s79.000 to s160.000 * depending on your location, condition, age and size. Some are built with premium quality materials and are an excellent choice when choosing housing values logical, accessible and meet the needs of a market hungry for housing comfortable, spacious and pleasant.
In many cases PHS are in an excellent location and style and this is because one was once owned which over the years and is divided into horizontal property.
